Pathfinder Partners, LLC, headquartered in San Diego, California, is a real estate investment firm specializing in “distressed” and “opportunistic” commercial real estate investments. Pathfinder was formed in July, 2006 to capitalize on the impending correction in the real estate market; its principals have been exclusively acquiring distressed debt and real estate since December, 2006.

Pathfinder has distinguished itself as one of the national leaders in the acquisition of distressed loans and real estate. Pathfinder manages several funds which own and invest in diversified portfolios of commercial real estate assets, comprised primarily of well-located, income-producing properties such as multi-family (new condominiums, condominium conversions and apartment complexes) office, industrial and retail properties, or debt securities underlying such projects.

Pathfinder Partners Opportunity Fund I, LLC (“Fund I”) was formed in August, 2007 and actively acquired distressed real estate investments from then through March, 2010. Pathfinder Partners Opportunity Fund II, L.P (“Fund II”) had its initial closing in May, 2009, and Fund II and a parallel fund have been actively acquiring distressed real estate investments since that time.

To date, Pathfinder has acquired approximately $300,000,000 in face value of distressed notes and bank-owned properties. The firm has developed an excellent closing record with selling financial institutions and influencers (including brokers, bankruptcy trustees and receivers) and solid relationships with institutional capital partners capable of co-investing on larger transactions.
