Pathfinder makes opportunistic investments in
multi-family real estate projects which provide an opportunity
for added value.
Value-add opportunities may include properties which
have been under-marketed or under-managed, those characterized
by deferred maintenance and those that are candidates for cosmetic
improvements. Poorly managed assets may also include those with
leases signed with weak tenants and poorly structured mortgages.
One of Pathfinder’s partners is an industry leader in the
conversion of apartments to condominiums so these opportunities
also fit with Pathfinder’s value-add strategy.
Pathfinder is also pursuing financial restructuring
opportunities for multi-family properties. Pathfinder anticipates
excellent acquisition opportunities involving financial restructurings
in the next 24 months for multi-family properties, especially
in those geographical areas that have experienced rapid price
appreciation in the past several years. Among Pathfinder’s
target areas for restructurings are California, Florida, Arizona,
Nevada and Texas.
