Pathfinder makes opportunistic investments in distressed real estate assets and defaulted loans, with a focus on multi-family real estate projects.

In addition to seeking opportunities to add value by providing liquidity to selling financial institutions, Pathfinder also seeks to add value through property enhancements, improvements in operations, marketing and property positioning and other value-add strategies. Generally, we find that non-performing loans are also challenged operationally as they have frequently been under-marketed or under-managed and are often in receivership or are have been foreclosed upon by the lenders. Furthermore, such projects are often characterized by deferred maintenance and are prime candidates for value creation through cosmetic improvements.

Pathfinder also pursues financial restructuring opportunities for commercial real estate. Pathfinder anticipates excellent acquisition opportunities involving financial restructurings in the next 24 months for multi-family properties, especially in those geographical areas that have experienced rapid price appreciation in the past several years, as well as industrial, office and selected retail properties as the markets for commercial real estate have weakened dramatically, at the same time that availability of debt financing has been dramatically reduced. Among Pathfinder's target areas for restructurings are those markets that experienced the most development and construction during the boom times - California, Florida, Arizona, Nevada and Texas and, to a lesser extent, Washington and Oregon.
